Memorial is the belt of 1950s and 1970s neighborhoods along Buffalo Bayou between the Loop and Highway 6 — 35% of the housing from the fifties, 26% from the seventies — with the six Memorial Villages as their own small cities inside it and Spring Branch’s 1970s stock to the north. It is also the part of the metro that flooded slowest and longest: after Harvey, the Army Corps released the Addicks and Barker reservoirs into the bayou, and roughly 2,600 Memorial homes between Highway 6 and Gessner sat under water for about two weeks.
The reservoir releases were a different kind of flood. Water rose over days, stayed for two weeks, and receded into houses that had been saturated to the studs — Nottingham Forest, Memorial Thicket, the streets along the bayou through the Energy Corridor. Every one of those houses was a gut rebuild, most of them large, many of them 1970s two-story houses on two systems. Where the water stopped below the attic the ducts stayed dry and got a house’s worth of drywall dust; where it reached a second story, the attic system on that floor was wet and should have been replaced. Seven years on, some of that duct is still there. The first question on the call in this belt is which side of the second floor the water reached.
The Memorial Villages — Hunters Creek, Piney Point, Bunker Hill, Hedwig, Hilshire, Spring Valley — and the neighborhoods around them are 1950s and 1960s slab ranch houses, often expanded and remodeled several times, on original metal trunk lines with flex branches from whichever remodel touched the attic last. The metal is often fine; the flex is not; the plenum has been closed for sixty years. And the remodel rate here is the highest in the metro, which means drywall dust in the runs from the last project, whenever it was. Assessment, then usually a cleaning of the metal and a replacement of the branches.
Spring Branch to the north is the same era, denser and more modest, with a lot of 1970s stock on original systems.
As in Bellaire, the older lots are being replaced one at a time with large new houses on three or four systems and new ducts. The 1990s and 2000s ones are at assessment age; the 2010s ones are the first-cleaning window with a builder’s dust history.
The upstairs attic system was wet and should have been replaced; the downstairs one, if the house has two, got the rebuild dust. Establish what was done. Anything that was under water and is still there is a replacement.
