Duct and Dryer Vent Cleaning in Friendswood

Friendswood is an older, quieter city on the Galveston and Harris county line, 15,500 homes with a median build year of 1991 and nearly a quarter from the 1970s. It is also where Harvey hit the south side hardest: seventeen inches in twenty-four hours, Mary’s Creek at a record crest, and something like 3,000 flooded homes. A large share of the city was gutted and rebuilt in 2017 and 2018, and the ductwork in those attics was either replaced, or wasn’t.

After the Rebuild

Most Friendswood flooding came up from the creeks, which means the attic systems stayed dry while the house below them was stripped to the studs, dried, and rebuilt. Two things follow. First, the ducts are very likely original — a rebuild contractor replacing drywall rarely rebids the attic — and on a 1985 house that means flex at forty years. Second, every one of those rebuilds ran the system through drywall finishing, and the dust is in the runs. So the honest visit is an assessment that expects to find dusty, aged duct and says which of it is cleanable and which is a replacement.

Where the water reached the second floor or the attic, the duct was wet, and wet duct is replaced. Friendswood had some of those.

The Houses That Did Not Flood

Are still 1970s to 1990s houses on original ductwork, and the first visit is still an assessment. The 2000s subdivisions on the west side — West Ranch, the streets off FM 528 — are the fifteen-to-twenty-year case where a first cleaning makes sense with the runs checked first.
