Cypress is unincorporated Harris County — there is no city, only a name on a very large part of the northwest — and it is the metro’s biggest concentration of one specific house: a two-story built between 2000 and 2015, two air handlers in the attic, flex duct from the original build, laundry upstairs venting through the roof. Nearly 70,000 units, median year 2007. Those ducts have just turned fifteen.
Flex duct is rated for fifteen to twenty-five years, and the number that matters in a Houston attic is the low end. A house built in 2007 in Fairfield, Coles Crossing or Towne Lake has run eighteen summers of 120-degree attic heat through its original runs, and the jacket has gone from shiny to dull, the inner liner from pliable to brittle. This is the age at which a cleaning is still usually the right purchase — the duct is sound but has never been opened — and the age just before it stops being one. A crew should squeeze the runs before quoting. If they crackle, the conversation changes.
It is also the age at which the first-owner turnover happens. Cypress has a lot of houses on their second or third owner, and a move-in is the natural moment to have the plenum opened for the first time since the builder closed it, particularly if the previous owner had pets, or a remodel, or both.
The other Cypress story is the creek. The Cypress Creek watershed flooded 8,700 homes in Harvey and 1,700 in the Tax Day storm of 2016, with the older subdivisions along the creek — the ones on the Spring and Klein side, and the Cypress side near Grant Road and Telge — taking it worst. A house that took water is a replacement conversation for the ducts, not a cleaning; a house that stayed dry but rebuilt a neighbor’s drywall dust into the neighborhood air is a filter conversation. Say which on the call.
Bridgeland, Towne Lake’s newer sections, and the subdivisions going up toward Waller are the new-construction end: the duct is new, and the only question is whether the builder’s dust ever came out of it. If the registers blew visible dust the first month, that is what you were seeing, and one cleaning after move-in is reasonable. After that, nothing for years.
With someone in the attic. At eighteen years the runs may be fine or may be brittle, and the difference is a $1,000 cleaning versus a replacement conversation. Ask for the assessment first.
