Spring is unincorporated Harris County and Klein is a school district, not a place, which is why the map here is confusing and the houses are not: they come in two eras. 28.6% of the stock is 1970s — Ponderosa Forest, Westador, Northampton — and 26% is 2000s, Gleannloch Farms, Auburn Lakes, the Spring Cypress corridor. A mile apart, two different duct systems, two different first visits.
Built with a metal or ductboard trunk and, usually, flex branches that were either original or replaced once in the 1990s. The trunk is often sound after fifty years; the branches almost never are. The plenum is ductboard, the plenum door does not exist, and the system has been closed since the house was built. This is the “original, never opened” case in its purest form, and the honest first visit is an assessment that photographs the plenum, squeezes the branches and says which half of the system is cleanable.
And the creek. Ponderosa Forest, Westador, Champion Forest and Wimbledon Champions are named in every account of Cypress Creek flooding: Harvey, Tax Day 2016, the storms before that. A 1970s house on one of those streets that took water has ductwork that was either replaced in the rebuild or is still there, wet once and dried out on its own, which in Houston humidity means it grew. Establish which before anything else.
Two-story, two systems, flex from the build, now fifteen to twenty years old. The Cypress page’s story, on the north side of the creek: still usually a cleaning rather than a replacement, but at the age where the crew should check before they brush. The north zone’s tree canopy drops a yellow film on everything from February to April, and it gets pulled through the returns like any other dust. It is not a reason to clean ducts on its own; a filter changed on time handles it. What it does is make people pull a register and look, which is how the real reasons — drywall dust from the last remodel, a chewed run, a plenum that has never been opened — get found.
An assessment. The trunk may clean; the branches are fifty years old and will not. A contractor who says that before quoting is the one to book.
If the ducts were under water and are still in place, replacement by a licensed contractor. Do not let anyone clean them.
