The smallest zone by area and the one with the most flood history per house. Kingwood took the San Jacinto River and Lake Houston in Harvey and then Elm Grove flooded twice more in 2019. Atascocita is the newer corridor, 66% built since 2000, with duct now crossing the age where it starts to matter.
Kingwood is inside the City of Houston — annexed in 1996 — and 53% of its 23,600 homes were built between 1980 and 1999, under a tree canopy dense enough that the community markets itself as the Livable Forest. That canopy means pollen, limbs on roofs, and squirrels in attics, and the flood history means a large number of rebuilt houses whose drywall dust went into ductwork that may or may not have been replaced. Humble is the old city core, median 1982; Atascocita is the unincorporated growth strip to its east, median 2006, with Fall Creek, Summerwood and Eagle Springs now fifteen to twenty years old.
The specific thing to ask about in this zone is Imelda. Harvey is the flood everyone remembers, but Tropical Storm Imelda in September 2019 put 1,000 to 1,500 homes under water in Kingwood and the Northpark corridor in Humble, two years after Harvey’s rebuilds, and a lot of duct that survived the first got the second.
Ask the contractor who did the rebuild, or look: new flex is shiny and pliable, old flex is dull and stiff. Many Kingwood rebuilds replaced the drywall and reused the attic system.
