The oldest and most varied housing in the metro. Pre-1940 bungalows on pier-and-beam in the Heights, 1950s ranch houses in Meyerland and Memorial that flooded three times in three years, 1990s and 2000s teardown rebuilds in Bellaire and West U, and the densest concentration of 1970s systems anywhere in Houston in Alief and Sharpstown.
Two kinds of house make this zone different from every other. The Heights and the older inner-loop neighborhoods are pier-and-beam — the one place in the metro where the ductwork may run under the floor rather than through the attic — and a great many of those houses had central air retrofitted decades after they were built, with ducts routed wherever they would fit. And the Memorial-Meyerland-Braeswood belt is 1950s slab construction that went under water in the Memorial Day storm, the Tax Day storm and Harvey: roughly 2,600 Memorial homes in the reservoir releases alone, 2,500 to 3,000 in Meyerland in 2015, and thousands more in 2017. Elevated rebuilds followed, and every one was a remodel.
Alief, Sharpstown and Westchase are the other end: 40% to 48% of the stock is 1970s, dense, on original systems, and the strongest “never been opened” case inside the city. Bellaire and West U are separate cities inside Houston, with the metro’s highest rate of teardown rebuilds and, consequently, the newest ducts on the oldest streets.
