Fulshear is a small city that grew tenfold in a decade: 10,000 homes, 92% built since 2010, a fifth built since 2020, median year 2016. A house is dried out during finishing by running its own air conditioning — through drywall sanding, through texture, through paint, through the flooring install — with a builder’s filter in the return that catches some of it. The rest goes down every run and into both plenums, and the walkthrough cleaning before closing is a wipe of the register faces. If the registers blew visible dust for the first weeks, or the filter was gray a month after move-in, that is what you were seeing. It does not come out on its own; it sheds slowly for years.
So the reasonable Fulshear purchase is one full cleaning after move-in, plenums opened, and then nothing until one of the five real reasons comes up, which for most of these houses is a remodel a decade from now. This site is not going to sell a four-year-old house an annual cleaning, and a contractor who tries is one to walk away from.
Fulshear was rice and cattle land until recently, and the subdivisions still under construction sit in cleared fields. Dust from the next street, from graded lots, from the unpaved edges puts more into the returns than a finished neighborhood does. That is a filter conversation: a better filter, changed more often until the last house on the block is done.
Every one of these houses is two-story on two systems with the laundry upstairs and the dryer vented through the roof. The one thing worth doing annually is the dryer vent: twenty feet, elbows, a cap on a two-story roof. That page applies to nearly every house in the city.
